Guyot architecte EPFZ\/SIA, Etudes et Conceptions Architecturales r\u00e9alise des projets de b\u00e2timents neufs ou \u00e0 transformer.<\/p>\n\n\n\n<p>Notre Atelier propose \u00e9galement tout d\u00e9veloppement sur un terrain non b\u00e2ti, de l&rsquo;analyse environnementale, du projet en fonction des n\u00e9cessit\u00e9s sp\u00e9cifiques d&rsquo;usage, puis du plan de quartier.<\/p>\n\n\n\n<ul>\n<li>Nous \u00e9tudions en accord avec le Ma\u00eetre de l\u2019ouvrage les possibilit\u00e9s de construire sur tout terrain propos\u00e9.<\/li>\n\n\n\n<li>Nous structurons le programme souhait\u00e9 par le ma\u00eetre de l\u2019ouvrage.<\/li>\n\n\n\n<li>Nous r\u00e9alisons un avant projet sur la base du programme d\u00e9velopp\u00e9 que nous soumettons au ma\u00eetre de l\u2019ouvrage.<\/li>\n\n\n\n<li>Nous \u00e9tablissons une \u00e9tude de march\u00e9 pour que le projet \u00e0 r\u00e9aliser soit en ad\u00e9quation avec les possibilit\u00e9s commerciales du moment.<\/li>\n\n\n\n<li>Nous r\u00e9alisons le projet avec un dossier complet pour mise \u00e0 l\u2019enqu\u00eate publique afin d\u2019obtenir une permis de construire, qui en permettra la r\u00e9alisation.<\/li>\n<\/ul>\n\n\n\n<p>L\u2019Atelier en accord avec le Ma\u00eetre de l\u2019ouvrage, d\u00e9terminera les options et le niveau de qualit\u00e9 technique et le choix des mat\u00e9riaux.<\/p>\n\n\n\n<p>Un dossier de r\u00e9alisation, des plans d\u2019ex\u00e9cutions ainsi que le cahier des charges de chaque corps de m\u00e9tier est r\u00e9alis\u00e9 par l\u2019Atelier.<\/p>\n\n\n\n<p>A ce stade, le Ma\u00eetre de l\u2019ouvrage se d\u00e9cidera de l\u2019\u00e9quipe, du mandat de r\u00e9alisation.<\/p>\n\n\n\n<p>Il y a deux principes, \u00e0 savoir, soit:<\/p>\n\n\n\n<ul>\n<li>le choix d\u2019une r\u00e9alisation faite par le bureau d\u2019architecture avec des adjudications directes et pay\u00e9es au juste prix par le ma\u00eetre de l\u2019ouvrage, soit:<\/li>\n\n\n\n<li>le mandat du bureau d\u2019architecture s&rsquo;arr\u00eate au permis de construire ou \u00e0 la r\u00e9alisation des cahier des charges et des plans de r\u00e9alisation et le Ma\u00eetre de l&rsquo;Ouvrage&nbsp; adjuge l\u2019ensemble de sa construction \u00e0 un tiers,&nbsp; une Entreprise G\u00e9n\u00e9rale.<\/li>\n<\/ul>\n\n\n\n<p>Dans ce dernier cas le Ma\u00eetre de l\u2019ouvrage devra s&rsquo;adjoindre un repr\u00e9sentant du Ma\u00eetre de l\u2019ouvrage, par exemple Vidourle sa Ing\u00e9nierie Immobili\u00e8re, afin de d\u00e9fendre ses propres int\u00e9r\u00eats et le respect du cahier des charges, face \u00e0 l\u2019entreprise g\u00e9n\u00e9rale adjudicataire.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>L\u2019Atelier d\u2019Architecture Philippe C.
